Hood River Real Estate Update

I liked the view of the Oregon hills with layers of fog. I took these pictures last week from Stevenson, WA where I've been spending a lot of time working with my husband on finish carpentry in a new house. This is the view from the master bedroom.

 

 

 

I took this picture the other day near Rock Creek Cove in Stevenson, Wa. I love the mix of sunlight and sky with the reflection of hills on the water. Stevenson is a quaint small town to visit in the Columbia River Gorge. It is home to the Columbia Gorge Interpretive Center, The Skamania Lodge, and the nearby Bonneville Dam. Here are some pictures from my recent visit to Stevenson Washington which is located about 45 miles East of Portland, Oregon in Skamania County in the Columbia River Gorge. While you're in Stevenson it's fun to stop by the Skamania Port Waterfront and see if any boats are at the dock. Right next door is Bob's Beach if you like to windsurf or just watch the windsurfers. There are plenty of restaurant choices for a small town, all with delicious foods and within walking distance. Have a bite to eat at the Crab Shack, Joe's El Rio, Walking Man Brewery, Andrew's Pizza, or the Big River Grill.  The population in the city of Stevenson is about 1200  with a total of  10,833 population in all of Skamania County. Stevenson is the County Seat of Skamania County. Other communities in Skamania County are Skamania, North Bonneville, Carson, Hemlock, Stabler, Home Valley, Mill A, Willard, Cook, & Underwood. 

 

 

 

 

 

 

 

 

According to many sources, Skamania County, Wash., claims to have the highest number of reported Bigfoot sightings in the world.

August 22-24, 2008  The Bigfoot Bash and Bounty comes to Home Valley Park in Skamania County, Washington.   The activities begin Friday August 22, 2008 at 7:00 pm with an open mic for music and Bigfoot sighting stories. 

Saturday you can explore popular outdoor recreation spots in the area in the hunt for twelve hidden "Bigfeet". Each Bigfoot that is found will get you an entry into a drawing for great prizes! There will be food and craft vendors at the Home Valley Park as well as a beer garden featuring Walking Man beer, softball games, and a kids activity & craft corner.  You can learn more about the legend of Bigfoot with presentations by Bigfoot experts Leann McCoy and Henry Franzoni. There will be live music starting at 6:00 pm by "The Shop" and at 8:00 pm by "Jive Turkey"  

On Sunday there will be a 4 person Golf Scramble at Carson Hot Springs and a 12K Walk/Run. You'll have to decide on one or the other as both start at 9:00 am.  

The name Skamania is derived from the Chinookan word for swift water, a reference to the Columbia River. According to the U.S. Census Bureau Skamania county has a total area of 1,684 square miles. The most recent population count shows Skamania County at 9,872 residents. The largest town and the County seat is Stevenson. 90% of Skamania County is forested and 80% is a part of the Gifford Pinchot National Forest. With these statistics you can easily see why there are so many trees in Skamania County. The annual rainfall is about 80-90" per year so trees grow quite well here. According to the RMLS data there were 3 listed residential sales and no (0) unimproved property sales in Skamania County in the month of July 2008.

The good news for Skamania County is there are 6 homes and 6 unimproved lots/land currently under contract and sale pending . 

These are the sales for Skamania County for July-a total of 3:

• Stevenson- 1 condo  Sold for $246,000
• Carson- 1 single family home-Sold for $192,610   and 1 manufactured home- Sold for $200,000 

There are currently 127 residential properties on the market in Skamania County. These homes range from an older single wide manufactured home in North Bonneville for $59,900 to a RIVERFRONT ESTATE in Stevenson on over 10 acres which includes 2 homes-a 6000s/f Main home plus a guest house for $2,950,000. 

There are also plenty of unimproved properties in Skamania County to choose from.  There are 111 properties currently listed ranging in price from $58,900 for an oversized lot in Stevenson to $2,500,000 for a 22+ acre approved 70 lot subdivision in Stevenson.

Stevenson, Washington is located about 45 minutes from Portland, Oregon just across the Columbia River via The Bridge of the Gods at Cascade Locks.  The market has been slow so far in 2008 in Skamania County. If you are looking for a home in Stevenson there are currently 30 homes on the market starting at $169,000 up to $3,275,000.  There are also 79 unimproved lots and properties currently listed if you are interested in having a new home built. One of the newer subdevelopments with view lots for sale is Vista Springs in Stevenson.

I lived in Stevenson for 6 years and have seen this town go through many changes. It is a much nicer town now than when I lived there. I am familiar with the town and area. If you are looking for real estate in Stevenson I would be happy to help you find your new home.

Also, I did sell a FSBO lot in Stevenson that closed in June 2008. It is a buildable lot w/all services available located on a culdesac in the old part of town.  Listed FSBO for $89,000   Sold 06/30/2008 for $84,900

Skamania County is located in southwestern Washington. It spans a distance of 1672 sq. miles on the north shore of the Columbia River. The Gifford Pinchot National Forest covers more than 80% of Skamania County. Portions of the Mt. St. Helens National Volcanic Monument and the Columbia River Gorge National Scenic Area are located in Skamania County. I lived in Stevenson from 1985-1991. It was a sleepy little timber town back then. Today Stevenson has turned into a popular spot with new shops, art galleries, antique shops, good restaurants-(Joe's El Rio, Big River Grill, The Crab Shack, and more) Bahma Coffee shop, a local brewery (Walking Man), and even fastfood-Subway Sandwiches.  The Skamania County Lodge has brought a golf course and destination resort facilities to Stevenson. The Interpretive Museum has interesting and beautiful displays.  The Stevenson Library has always been a favorite spot. There's also the luxury of having a Public year round indoor pool in a small town. Stevenson is located about 45 minutes from Troutdale. An easy drive to PDX.
