Hood River Real Estate Update

I have lived in East Stonegate now for over 5 years.  There are about 30 homes in the subdevelopment. Stonegate has two sides in the development; phase one off of Post Canyon Rd. and East Stonegate off of Frankton Rd.  Walking trails connect the two neighborhood sides. Stonegate has four community parks,  walking paths, trees, native habitat area and natural vegetation.

Stonegate is a Planned Unit Development which began in 1989 on the westside of Hood River. Located about 2 miles from town. Stonegate's focus is to maintain and enhance the natural beauty of the site and protect it's views, many homesites include views of Mt. Adams or Mt. Hood. Stonegate is managed by owners through the Stonegate Homeowners Association. Homeowner dues for SHOA are about $450.00 per year and cover snow removal, upkeep of greenspaces and parks, irrigation water and long term maintenance of the community such as road upkeep.

CCR's protect the community with architectural requirements. A high quality of design is encouraged with natural earth tones or muted colors and materials, usable front porches and outdoor living spaces as well as alternative energy technology. Home designs should "focus on front porches" and  "De-emphasize garage doors" from the street view. Fencing is discouraged and rather buffering with native trees and plantings is encouraged.  The Stonegate Community is nearly built out. There are currently only 2 remaining undeveloped lots which are located in East Stonegate. They are currently for sale but not listed on the RMLS.  My husband has designed and we have built two homes in Stonegate. One is currently on the market-3365 sq ft 5 bdrm 4 bath for $725,000. The other one we are currently living in but may be putting it on the market this summer. It is 2180 sq ft, prairie style with 3 bdrms, 2.5 baths and an office. We put a lot of special features and artistic design into our homes. My husband is also on the Stonegate Architectural Review Board.

Currently there are seven homes for sale in the Stonegate community. Five homes are located in East Stonegate and two in West Stonegate.

Located on the westside of Hood River out Post Canyon Rd. are some very popular bike riding trails. Many people ride these trails and they are also enjoyable for hiking or jogging. The trails are in a forested setting with many trees- fir, oak, cedar, maple and more. A small creek flows along much of the trail with wildflowers blooming this time of year. Things are greening up in Hood River. I took a walk in my East Stonegate neighborhood the other day. The trees are starting to leaf out. The grass is growing quickly. Everything looks very green. There are two neighborhoods in Stonegate- East and West. They are connected by walking trails and paths, green spaces, parks, and a nature conservation habitat area with a pond. There are currently 4 homes for sale in the Stonegate Subdevelopment. One home listed in West Stonegate and three homes in East Stonegate-1 listed and 2 FSBO homes. Of the two last buildable lots, one is currently on the market for $140,000. My husband and I have built two homes in East Stonegate. WESTSIDE HOOD RIVER

When you're looking for a home or property near Hood River it's good to know the general area. Westside Hood River is located on the west side of town. It is a beautiful area at the furthest I'd say 10 minutes from downtown Hood River. Many people like Westside Hood River because it has a rural country feel, yet is still convenient to town. It is generally level and good bike riding, near the schools, etc. Many homes and properties have mountain views. Some even have double mountain views of both Mt. Hood and Mt. Adams. Another thing people like about Westside Hood River is the domestic water is supplied from Ice Fountain Water District.  This is very good drinking water. Many properties also have irrigation rights from Farmers Irrigation. If you like to garden and landscape it's really nice and affordable to have this irrigation water from May till Oct.

In recent years a number of subdevelopments have been built on Hood River's Westside. If you take May St. by the Hood River Middle School and Aquatic Center and head west you pass many newer homes. One development off May St. is Fox Hollow with larger sized homes. Willow Ponds is another nice development with very custom homes.
