There were 14  home sales in Hood River County for July 2010 compared to 18 home sales in June 2010.  I have compiled this information directly from the RMLS. We are completing the cultured stone on the tapered column of the newest house we've built.  We used Owens Corning Cultured Stone Country Ledgestone for this application. The color is called Bucks County. There is more stonework in the house; the interior part of the tapered column and the wall behind the woodstove. The chimney on the roof will be faced in cultured stone as well. 

This house is located in Hood River's East Stonegate neighborhood. It is 2180 sq ft with 3 bdrms, 2.5 baths, office, all oak, slate and tile floors, natural gas forced air and a wood stove for heat, tankless gas hot water, clear cedar shingle siding and many special artistic features.  It is listed for $475,000.

I have lived in Hood River's Stonegate neighborhood for over 5 years now. This community has meandering walking trails, plenty of trees and natural vegetation. There are 4 community parks, greenspaces and the houses must go through an architectural review process to ensure they meet Stonegate's criteria and CCR's which protect the community. A high quality of design is encouraged with natural earth tones or muted colors and materials, usable front porches and outdoor living spaces as well as alternative energy technology. Home designs should "focus on front porches" and  "De-emphasize garage doors" from the street view. Fencing is discouraged and rather buffering with native trees and plantings is encouraged.  The Stonegate Community is nearly built out. There are currently only 2 remaining undeveloped lots which are located in East Stonegate.

Stonegate is a Planned Unit Development which began in 1989 on the westside of Hood River. Located about 2 miles from town,  there are 2 phases in Stonegate-West Stonegate off of Post Canyon and East Stonegate off of Frankton Rd. Stonegate's focus is to maintain and enhance the natural beauty of the site and protect it's views, many homesites which include views of Mt. Adams or Mt. Hood. Stonegate is managed by owners through the Stonegate Homeowners Association-commonly called SHOA.  The cost per lot/house is just $425 per year. This covers irrigation water, snow removal, road maintenance and park upkeep. 

Walking trails (there are no curbs or sidewalks in Stonegate) connect West and East with plenty of green spaces,lots of trees and even a Habitat Conservation Area with wildlife pond.

Currently there are five homes for sale in the East Stonegate community. One home in West Stonegate is recently sale pending.

The homes in East Stonegate for sale are: A home my husband and I built and own at  636 Hunter  Rd.-$725,000. 628 Hunter Rd. which my husband and I also built -$475,000. Another listing of mine at 4075 Stonegate Dr.-$649,000    585 Toms Dr.-$475,000  and another FSBO Hunter Rd.-3 bdrm 2.5 ba for $548,000

I have compiled some statistics on residential home sales in the gorge comparing 2009 to 2010 county by county. My conclusion is that even though it seems slow now, when you compare this years to last years sales, you will see they really have picked up for the most part. This is welcome news. I think the market is starting to recover.  We'll have to see how this summer's sales go.  Here are my findings for Oregon counties in the gorge:

Coming again soon is the Gorge Grown Farmers Market. It will be held Thursdays from 4-7 at the Hood River Middle School-across from Jackson Park from 4-7 pm starting June 3, 2010 and running through October 7, 2010.

At the Farmer's Market you'll be able to buy fresh locally grown berries, vegetables, fruits, greens, herbs, mushrooms, meat and fish. You can also find bread and prepared foods, cut flowers, native and ornamental plants.

Live music adds to the atmosphere and sometimes there are kid's activities too.
