Hood River County Home Sales-March 2010

March statistics are out for Hood River County home sales. There were 14 home sales in Hood River County for March 2010 compared to 10 home sales in February 2010.  I have compiled this information directly from the RMLS. It  includes listed property sales only-no FSBO's.   There are currently 32  homes sale pending in escrow in Hood River County, 22- Hood River,  3-Cascade Locks and 4-Parkdale  3-Odell

The Home Buyer Tax Credit Deadlines are April 30th and June 30th. Information you need to know.

Time is running out to take advantage of these tax credits. Thanks Noelle for this info.

The initial home buyer tax credit deadline is April 30th.   

Does that mean you have to have closed a home purchase by April 30th?
No. What it means is that you have to have a signed, mutually agreed upon contract to purchase a home by April 30th and the home sale transaction must close by June 30th in order to qualify for the tax credit.

Does this mean you have time to wait?
No. If you are thinking of buying a home you should be shopping now. It takes time to find the right home and it can often take time to negotiate the deal. It is taking longer for homes sale transactions to close these days because of changes in lending laws related to disclosure and home value assessments.

In the past few months I have had several transactions experience delays due to these changes in lending laws. It would really be unfortunate to wait until the last minute and then miss out on the tax credit because the closing of your transaction had to be extended by a day or two and didn't close until July 1st or later.

Does the tax credit only apply to first time home buyers?
No, the tax credit has been expanded to include move up buyers as well. I have attached two documents that will help explain the tax credit and how it can be of benefit to you if you decide to act now and purchase a home. The first explains the purchase power of the tax credit and the second is a chart from the National Association of Realtors giving details on the tax credit, who qualifies and qualification criteria.

Historic Orrin B. Hartley House

The Orrin B. Hartley House is located at 1029 State St. in Hood River, Oregon. This Colonial Revival style home was built in 1908.  It was listed on the National Register of Historic Homes in 1989. I have been unable to locate much else on the actual history of this house. This beautiful large home is currently listed for sale by Don Nunamaker Realtors in Hood River. If you are looking for a historic home this one has many charming original features.  The RMLS listing is # 9022202. I have shown this home and took these pictures of this beauty.

Historic Hood River Banks

Pictured below is the Butler Bank Building located at 301 Oak Ave in Hood River Oregon. The Butler Bank was built in 1924. Leslie and Truman Butler commissioned well-known Portland architect A.E. Doyle to design a bank for the Butler Banking Company which was the business they founded in 1900. When the Egyptian styled building was completed in September 1924, the grand opening attracted over 2,000 valley residents. The structure which cost $75,000 was decorated with massive fluted two-story columns, Wilkinson sandstone facing and winged finials on the cornice. The bank closed in 1932 due to the Great Depression.  The building was used as the Hood River County Courthouse from 1937 until 1954.  The building is currently used as the Hood River City Hall. It has been listed for sale and is currently sale pending, so more changes are in store.

The Butler Bank was listed in the National Register of Historic Places in 1999.

 

           

Pictured below is the Historic First National Bank building located at 304 Oak Ave in Hood River, Oregon. The  First National Bank was built in 1910 for a cost of $40,000.

The First National Bank building was designed by Hood River architect R.R. Bartlet. The "new" First National Bank building was constructed in 1910 by contractors J.M. Wright and L.M. Bentley. The building housed the bank on the first floor and the Commercial Club of Hood River on the second floor. The Commercial Club had a reception area, billiards room, and an assembly hall which accommodated up to 300 people.

Currently the building now serves as offices for a title company along with other commercial businesses. The building was listed on the National Register of Historic Places in 2006.
