USDA Rural Development has partnered with local lenders to help them extend 100% financing to rural individuals and families.

The major benefits to the USDA Rural Development loan are:
It is a 100% mortgage that is government guaranteed with the loan-to-value based on the APPRAISED value.
There is no down payment and no minimum contribution required.
Assistance options, such as gift funds, grants and seller concessions are allowed. Saxton Wamic
No mortgage insurance is required, which means you may qualify for a larger loan.
No reserves are required.
It is 30 year fixed rate loan.
You can use a LOCAL Lender if they are USDA approved.

Purchase a residential property that is located in a Rural Development eligible area. 

EnglandTo get started and check your eligibility, go to USDA Rural Development.  Here you can determine if the property you are looking at is within the Rural Development eligible area.  Columbia Gorge real estate eligible for the loans are "stick-built" (some NEW manufactured homes may qualify) properties for sale in Wasco, Hood River and Sherman Counties in Oregon and Skamania and Klickitat Counties in Washington, inlcuding the cities of The Dalles and Hood River.

Hood River County Home Sales- February 2010

February statistics are out and sales  were actually down in February. These are the home sales in Hood River County for February 2010.  I have compiled this information directly from the RMLS. It  includes listed property sales only-no FSBO's.   There were 10 total residential home sales for the month of  February compared to 17  home sales in January 2010 in Hood River County. There are currently 25  homes sale pending in escrow in Hood River County, 20- Hood River,  1-Cascade Locks and 4-Parkdale.

Hood River Real Estate 2008-2009

If you are wondering how the real estate market has been doing in Hood River County,  here's some data going back to Jan 2008. Homes are still moving and from my experience loans have been taking longer. Keep in mind the tax credit for first time buyers has been expanded to include some other buyers. It has  been  extended into 2010. You must have the home you are purchasing under contract by April 30, 2010 and it must close by June 30, 2010 to qualify.
