There were 17 total residential home sales for the month of  January compared to 15  home sales in December 2009  in Hood River County. There are currently 24 homes sale pending in escrow in Hood River County, 23 in Hood River and 1 in Parkdale.

Stonegate neighborhood-Hood River

I have lived in East Stonegate now for about 5 years. I love the layout of the community with meandering walking trails, plenty of trees and natural vegetation.

Stonegate is a Planned Unit Development which began in 1989 on the westside of Hood River. Located about 2 miles from town,  there are 2 phases in Stonegate-West Stonegate off of Post Canyon and East Stonegate off of Frankton Rd. Stonegate's focus is to maintain and enhance the natural beauty of the site and protect it's views, many homesites which include views of Mt. Adams or Mt. Hood. Stonegate is managed by owners through the Stonegate Homeowners Association.  Walking trails (there are no curbs or sidewalks in Stonegate) connect West and East with plenty of green spaces,lots of trees, 4 neighborhood parks, a Habitat Conservation Area with wildlife pond, and common areas.

CCR's protect the community with architectural requirements. A high quality of design is encouraged with natural earth tones or muted colors and materials, usable front porches and outdoor living spaces as well as alternative energy technology. Home designs should "focus on front porches" and  "De-emphasize garage doors" from the street view. Fencing is discouraged and rather buffering with native trees and plantings is encouraged.  The Stonegate Community is nearly built out. There are currently only 2 remaining undeveloped lots which are located in East Stonegate.

Currently there are five homes for sale in the Stonegate community. Four homes are located in East Stonegate and two in West Stonegate.

7 Things You NEED to Know About the $6500 Tax Credit!

 

Good info if you want to take advantage of the $6500 tax credit. This is the one not limited to first time home buyers. Among other things you must be under contract by April 30, 2010 and close by June 30, 2010 to get this credit.

Several months ago Congress approved a $6500 tax credit for homebuyers aimed at so-called "move up" buyers. Though it's been law since November, there are still a lot of questions and mis-information floating around. Here are a few things you should know about taking advantage of the tax credit:

  • To qualify, you must have owned and lived in your current home for a consecutive 5 out of the last 8 years. And your income must be below $125k if you're single, $225k if you're married filing jointly.
  • You may "move up" (buy a more expensive home) or "downsize" (buy a less expensive home); but whatever you buy cannot cost more than $800k.
  • The replacement house must become your main home. There is no requirement to sell your previous home. You can rent it out, use it as a second home, or list it for sale at any time. If you plan to keep it, make sure you move into the new home upon closing so there is no question that it was your principle residence at that time.
  • The home can be a newly constructed or pre-existing single family home, condominium, manufactured or mobile home, or even a house boat - as long as it functions as your primary residence. The $6500 tax credit does not apply to a second/ vacation home or investment property.
  • Taxpayers are required to submit copies of their settlement statement (HUD-1 forms), along with their request for the credit using IRS Form 5405. Individuals who are under 18 or who are counted as dependents on another taxpayers filings are prohibited from claiming the credit.
  • Eligible purchases made in 2010 can be claimed on either your 2010 or 2009 taxes.
  • The deadline for this tax credit requires you to be in a binding contract by April 30, 2010 and have the purchase close by June 30, 2010. Do not assume that Congress will provide another extension!
