Hood River Waterfront Park

The Hood River Waterfront Park is a welcome addition to the community. The park is located along the Oregon bank of the Columbia River. There are walking paths, benches, a sandy beach and swimming area, picnic shelters, restrooms, grassy areas and play equipment. My grandchildren love to visit this park. There is a climbing wall, spinning equipment, a large wooden xylophone and things for drumming on. If you have some kids who need to burn off energy, this is a good place to bring them.  When the kite sailors are on the river it's a fun and colorful sight to watch. Sometimes my husband and I take our lunch and go sit at the park to watch all the activity going on. The gorge and river scenery is beautiful as well.

Energy Efficient Rebates for You!

Thanks Molly, Good to know, we have personally used this program in the last 2 homes we've built.

Via Molly LeBlanc 503-490-5229 (Pete Anderson Realty):

Energy Efficiency Rebate Program

Do you know that more than 70% of the energy used in our homes is for appliances, refrigeration, space heating, cooling, and water heating? Replacing old appliances and equipment with those that are ENERGY STAR labeled can help American families save significantly on their utility bills. Each state and territory has selected its own set of ENERGY STAR qualified products to rebate, based on this DOE list of recommended appliances:

- Boilers
- Central air conditioners
- Clothes washers
- Dishwashers
- Freezers
- Furnaces (oil and gas)
- Heat pumps (air source and geothermal)
- Refrigerators
- Room air conditioners
- Water heaters

To encourage customers to buy energy efficient products, ENERGY STAR partners occasionally sponsor special offers, such as sales tax exemptions or credits, or rebates on qualified products. Here is a list of different products you might consider swapping out for ENERGY STAR products in order to earn a rebate in your specific region:

ENERGY STAR Clothes Washer:
- Use about 30% less energy
- Use over 50% less water than regular washers
- Have a greater capacity than conventional models, meaning fewer loads of laundry.
- Cut energy costs by more than a third
- Cut water costs by more than half
- Save $135 each year on utility bills

ENERGY STAR Dishwasher:
- Use about 8 gallons less water per wash
- Use less energy to combat global warming
- Save an extra $40 on utility bills compared to regular dishwasher

ENERGY STAR Refrigerators:
- 20% more energy efficient
- Cut your energy bills by $165 over the lifetime of your fridge

ENERGY STAR Freezers:
- Use 10% less energy
- Save an extra $35 a year on energy bills

ENERGY STAR Room Air Conditioners:
- Use 10% less energy
- If every room air conditioner sold were ENERGY STAR qualified, it would prevent 800 million pounds of greenhouse gas emissions annually, equivalent to the emissions of more than 66,000 cars. WOW!

ENERGY STAR Solar Water Heaters:
- Cut energy bills in half

ENERGY STAR appliances help save the environment. Nearly 70 percent of U.S. electricity is generated by burning coal and natural gas, which releases greenhouse gasses into the atmosphere and causes global warming. ENERGY STAR qualified appliances use less energy than conventional models, and help protect our lakes, streams and oceans.

Visit Energystar.gov to find out more about the rebate program in your state and reduce your carbon footprint.

It looks like real stone-using Cultured Stone for detail

We are completing the cultured stone on the tapered column of the newest house we've built.  We used Owens Corning Cultured Stone Country Ledgestone for this application. The color is called Bucks County. There is more stonework in the house; the interior part of the tapered column and the wall behind the woodstove. The chimney on the roof will be faced in cultured stone as well.

This house is located in Hood River's East Stonegate neighborhood. It is 2180 sq ft with 3 bdrms, 2.5 baths, office, all oak, slate and tile floors, natural gas forced air and a wood stove for heat, tankless gas hot water, clear cedar shingle siding and many special artistic features.  It is listed for $475,000.

Cap & Trade's SUBSTANTIAL effect on every home sold in America.

Good to learn about this. Thanks Tim

Via Tim Moncrief (Bartlett Real Estate Group of Keller Williams ):

Are you familiar with the dramatic effects of the CAP & TRADE BILL on real estate?

If you own a home, or are in the real estate industry you should seriously read the Energy Audit & Labeling sectionsof the Cap and Trade bill as it will affect every residential and commercial real estate transaction for the rest of our lives. This post is not to start a politcal battle, but to bring awareness, so all are not surprised in the very near future of what is entailed to sell a home under this proposed bill. This may be a bit slow to read, but take in every word if you are in the real estate industry or know anyone that owns a home.

Most people have not been educated by the government or media that a major part of the Cap and Trade bill is to have a goal, in time, to convert every real estate (commercial and residential) building up to the US government's green building requirements (at that particular time).  Some cities (including Austin, where I live) have, somewhat, a similar structure, where Green improvements/retros are usually negotiated between a buyer and a seller.

This is a very comprehensive and massive energy auditing program that you need to understand.  Because the bill is in legal language, it makes for difficult reading, but you will then understand what life will be like forward in the real estate industry.  The main parts of the residential energy audit and labeling are in sections 201 to 204.  Warning: The file is massive and may take a bit of time to open and to scroll down pages.

Happy reading.....but a brief breakdown is below the link so you will not be reading hearsay, but the actual bill, as it is currently written.

http://www.govtrack.us/congress/billtext.xpd?bill=h111-2454

If passed, this bill will create a national to state Energy Audit program whereby all homes and commercial buildings will be required to have an energy audit to compare the home in its condition to green building standards as determined by the US Gov't.

There are incentives planned for the homeowner to update their home to such standards. The confusing part of the bill is all the grey matter. There are numurous parts of the bill that gives the government powers to decide what may be required by the government in the future. i.e. it is pretty open ended for interpretation.

This would go into effect in 2014 for residential and 2015 for commercial. The bill is effective through 2050. We have a very similar program in Austin. The question many are pondering is whether the government, in time, will require minimum standards to be changed out prior to a change in owners. That would devastate the lower income families, so I doubt that would be a reality.

The national government's energy audit is similar to a home inspection...but it is a secondary inspection; thus, secondary negotiations on repairs or updates to be made on a home. A buyer may or may not ask for items to be retrofitted, and the seller may or may not decide to retro such items. In 20 years or so, we may look back and say this was a good idea. In the interim, it is a second inspection all have to deal with....and negotiate.

The shocking part is that the public and most of the real estate industry have not been informed about the program and the affects the program may have on the industry, and the implications of how lower income buyers and sellers will be able to negotiate substantial costs for retros on older homes.   Some retros we are seeing are not a few hundred dollars, but tens of thousand of dollars.

Nothing is being demanded at this point, and is up to the buyer and the seller to negotiate what will be retrofitted.  One would assume as time goes on that certain retros will be required.  I personally think that this is a great long term benefit for our country, but will be painful for the low income or those with little to no equity in their home. The dates are set far enough in advance to be able to swallow this after this recessionary period.

Stonegate Neighborhood-Hood River

I have lived in Hood River's Stonegate neighborhood for over 5 years now. This community has meandering walking trails, plenty of trees and natural vegetation. There are 4 community parks, greenspaces and the houses must go through an architectural review process to ensure they meet Stonegate's criteria and CCR's which protect the community. A high quality of design is encouraged with natural earth tones or muted colors and materials, usable front porches and outdoor living spaces as well as alternative energy technology. Home designs should "focus on front porches" and  "De-emphasize garage doors" from the street view. Fencing is discouraged and rather buffering with native trees and plantings is encouraged.  The Stonegate Community is nearly built out. There are currently only 2 remaining undeveloped lots which are located in East Stonegate.

Stonegate is a Planned Unit Development which began in 1989 on the westside of Hood River. Located about 2 miles from town,  there are 2 phases in Stonegate-West Stonegate off of Post Canyon and East Stonegate off of Frankton Rd. Stonegate's focus is to maintain and enhance the natural beauty of the site and protect it's views, many homesites which include views of Mt. Adams or Mt. Hood. Stonegate is managed by owners through the Stonegate Homeowners Association-commonly called SHOA.  The cost per lot/house is just $425 per year. This covers irrigation water, snow removal, road maintenance and park upkeep.

Walking trails (there are no curbs or sidewalks in Stonegate) connect West and East with plenty of green spaces, lots of trees and even a Habitat Conservation Area with wildlife pond.

Currently there are five homes for sale in the East Stonegate community. One home in West Stonegate is recently sale pending.

The homes in East Stonegate for sale are: A home my husband and I built and own at  636 Hunter  Rd.-$725,000. 628 Hunter Rd. which my husband and I also built -$475,000. Another listing of mine at 4075 Stonegate Dr.-$649,000    585 Toms Dr.-$475,000  and another FSBO Hunter Rd.-3 bdrm 2.5 ba for $548,000
